Getting Started

There are a number of steps to getting a project completed.  Simple projects may involve only a consultation.

Larger projects will likely involve all the steps outlined below:

1. INITIAL MEETING

2. DETERMINE SCOPE OF WORK

The first meeting is to walk through your project, discuss options and opportunities, and determine the size of the project.

 

3. DESIGN DEVELOPMENT

Once the scope of work is determined, we will develop several preliminary concepts for you to review.

 

4. BUDGETING

Estimated project costs can be reviewed at the conceptual phase and again as the construction drawings are being completed.

 

5. CONSTRUCTION DRAWINGS

This is point when the construction details are developed, plants are selected, and design really takes shape.

6. BID DOCUMENTS

We create bid forms with unit pricing to make sure all bids are based on the same quantities of materials.  This also allows for easy price adjustments if the scope of work changes.

 

7. BIDDING

Contractors are invited to a pre-bid meeting on site.  At this time we review the plans, site conditions, timeline, and client expectations.

 

8. CONTRACTING

We will review the bids with you and help you determine which contractors to select to complete your project.

 

9. CONSTRUCTION OBSERVATION

During the construction phase, we make regular site visits to monitor the progress, answer questions, and resolve problems.  At this point we are working as your advocate, making sure the project is constructed as designed.

 

10. FINAL WRAP-UP

The work and invoices are reviewed to make sure the project is completed per design and contract.

FAQs

HOW MUCH WILL YOUR INVOLVEMENT COST?

We bill hourly at $96.00 per hour, including travel.  Design fees are usually 10% to 15% of the construction cost.  Construction observation is usually 6% to 10% of the construction cost.  The percentage is lowest with larger or less complicated projects.

 

By getting “apples to apples” bids, you will usually save 15% to 20% on the cost of the project.  This means you get the services of an experienced professional for little or no additional net cost to your project.
